What is Compset?
A search tool for what commercial property actually sold for in England and Wales. You search by postcode, see real sale prices with floor areas and £/sqft, build a comp list, and export it. Search is free; you pay only to export.
Where does the data come from?
Public records: HM Land Registry Price Paid (sale prices and dates), the non-domestic EPC register (floor areas and energy ratings), Companies House, and Ordnance Survey Open data for locations. Every number shows its source and date.
What areas are covered?
England and Wales. We're ingesting the national record now, area by area — Park Royal (NW10 + W3) is fully loaded, and coverage grows daily. If your patch isn't in yet, email us and we'll prioritise it. Scotland and Northern Ireland use separate registers and aren't covered yet.
Why do some comps say "n/a" for £/sqft?
Because the public record has no floor area for that building, and we never estimate. £/sqft is only shown when we can compute it from a real EPC floor area: price divided by area, nothing else.
What does "25 export rows a month" mean on Core?
A row is one comp in a CSV download. Export a list of 10 comps and you've used 10 of your 25. Viewing and searching never count. Pro has no caps.
Are exports RICS-friendly?
Yes — CSV and PDF exports are organised around the RICS comparable-evidence recording headings (price, date, tenure, floor area with measurement basis, and the source and reliability of each fact). Fields the public record can't verify are left out rather than guessed.
What happens to brochures I upload?
They're yours alone. We extract the rows, you review and correct them, and they're stored privately against your account — never added to the shared comps data, never used for anything else. Rows from brochures are always labelled broker-supplied.
Can I cancel any time?
Yes. Everything is month-to-month. Manage billing from your Account page — it takes you to a Stripe portal where you can switch plan or cancel in two clicks.
Is there a free trial?
Pro comes with a 7-day free trial, no card required. And the Free tier isn't a trial at all — searching and viewing comps stays free forever.
How do I request data, a feature, or report a problem?
Email [email protected] — it goes straight to the team. Requests for new areas get priority in the ingestion queue.
